Is the Amex Platinum worth $695/year?

Yes — if you use the credits. The $200 airline fee credit, $200 hotel credit, $189 CLEAR Plus credit, and $100 Saks credit alone total $689 in value. Add Centurion Lounge access (worth $300–500/year to frequent travelers) and the effective cost is well below zero for most premium travelers. If you rarely fly and don't use the credits, start with the Gold or Sapphire Preferred instead.

Can I earn travel points on rent payments?

Yes — the Bilt Rewards Mastercard is the only card that earns points on rent with no processing fee. At $2,000/month in rent, you'd earn 24,000 Bilt points per year just from rent — enough for a one-way domestic business class award. Points transfer 1:1 to United, American, Virgin Atlantic, and 7 other programs.

Should a beginner get the Sapphire Preferred or Reserve?

Start with the Sapphire Preferred. It has the same 14 transfer partners as the Reserve, a higher current bonus (75k vs 60k), and costs $455 less per year.
